Search “Mortgage Lender” in Your Town. What Does a Buyer See?
Try a simple experiment.
Search Google for a mortgage lender in your community.
Then forget everything you know about the local banks.
Pretend you're a younger buyer who has never purchased a home.
You don't know which lender has served the community for decades.
You don't know which loan officer has helped three generations of the same family.
You don't know who has the strongest local reputation.
All you have is what's on the screen.
Who looks like the safest choice?
We Tried It Around One Wisconsin Branch
As part of our Locally Famous research, we ran a search for “mortgage lender” around one Wisconsin bank branch.
The top lender had:
601 Google reviews.
The bank's own listing had:
8.
Those numbers don't tell us which lender provides better service.
They don't tell us who offers the best mortgage.
They don't tell us who understands the community better.
But put yourself in the position of a buyer who knows none of those things.
One lender has hundreds of people publicly validating the business.
The other has eight.
Which one looks safer?
Reviews Are How a Town Votes
Online reviews have become a form of visible social proof.
Research cited in our Locally Famous analysis surveyed 522 online banking customers about how reviews affect their choice of a bank or credit union.
The study found:
67% said reviews are helpful when choosing a new bank or credit union.
64% said they would think twice about switching to an institution with few or no reviews.
74% said an institution needs at least a four- or five-star rating before they would seriously consider switching.
46% said reviews are as good as a recommendation from friends and family.
The research was about choosing a bank or credit union—not mortgage lenders specifically—so it should not be treated as proof of mortgage-shopping behavior.
But it points toward something worth paying attention to:
What people see online can affect who gets considered.
Your Real-World Reputation and Digital Reputation May Not Match
This may be one of the biggest visibility challenges facing a community bank.
Inside the community, your lender may have an exceptional reputation.
Online, a prospective borrower may see very little evidence of it.
Meanwhile, a lender without the same local history may have hundreds of reviews.
The answer isn't to abandon what makes community banking different.
It's to make those differences visible.
Search your town.
Count the reviews.
Look at the results through the eyes of someone who has never bought a home.
Then ask:
Would they know why they should call us?
