Half the town may know your lender. That is not the same thing as being the one a first-time buyer thinks to ask.
The one person in town a first-time buyer thinks of before they open a search bar. Known by name. Known by face. Known to be the one who answers.

The buyer
The first-time buyer is not shopping a rate.
The refinance shopper compares a number. The move-up buyer has done this before. Sometimes the bigger balance sheet wins that one.
The first-time buyer has questions they will not ask out loud. So they search, and they go with the name they have heard.
Right now that name often belongs to someone with a national ad budget.
What they find
Search for a mortgage lender in your town. Count the reviews.
We ran that search around one Wisconsin branch. The top lender had hundreds of Google reviews. The bank's own listing had a handful.
A buyer who cannot tell lenders apart picks the one that looks safest. Hundreds of reviews look safe.
Reviews are how a town votes.
What the research says
Buyers say it out loud. Reviews decide who gets considered.
A national survey asked online banking customers how reviews affect where they bank.
say reviews are helpful when choosing a new bank or credit union.
would think twice about switching to an institution with few or no reviews.
say it needs at least a 4 or 5 star rating before they would seriously consider switching.
say reviews are as good as a recommendation from friends and family.
A listing with eight reviews makes a buyer think twice.
Source: survey of 522 online banking customers, April 2020, 95% confidence, plus or minus 5 points. It asked about choosing a bank or credit union, not a mortgage lender specifically. We use it as the closest published read on how reviews shape a financial choice. Younger respondents (ages 18 to 24) were higher on all four measures; the rural subgroup was lower on some. Subgroup figures are directional.

Data: HMDA loan-level data, 2024 and 2025 (CFPB/FFIEC), for one Wisconsin branch. Counts are originated, owner-occupied, first-lien home-purchase loans to buyers under 35 in the census tracts around the branch. HMDA does not flag first-time buyers, so under 35 is our stand-in. This is not all mortgage lending, and many community banks and credit unions do not report to HMDA.
